The Intro Meeting is the first step towards listing your home. An important factor to this step is hosting the meeting at the property being sold (if possible). It is important to take note of the condition of the home, as well as any renovations or repairs that have taken place recently. The Intro Meeting is also a chance for me to get to know you as the seller, while learning about your needs, timeline, and expectations. This meeting gives me the opportunity to discuss current market trends, while answering any questions you have and making the selling process clear and concise.

After the Intro Meeting, I will have the necessary information to create a Price Opinion and provide a Market Analysis for you as the seller. Although I will have already covered some of the market trends during the Intro Meeting, the Price Analysis will provide you with proven data regarding the local housing market, including active, pending, and sold comparable homes. The Price Opinion will factor in the current and projected market conditions and current condition of your home, to name a few. We will have a second meeting to discuss a list date, list price, open houses, showing times, and much more.
 
When choosing a list price, I always utilize unbiased, data-driven analysis. Unless we see a drastic change in the current market, my rule of thumb is two weeks or ten showings to test the market at a specific price. If we don't have an offer in that time frame, we will consider a change to attract more buyers and renewed interest. 

Market Analysis & Pricing 

Moving, cleaning, staging, virtual staging, professional photos, and virtual tours are all tools that can be used to a seller’s advantage. Depending on your current situation, we will tailor these options to suit your needs. Completing necessary repairs or renovations is also a common strategy in the Listing Preparation stage. A key component is helping you understand what specific repairs or renovations will give you the best return on the money you spend. 

We also have a long list of resources that we will provide, and even schedule for you. These resources include professional cleaning companies, contractors, movers, and much more.

Listing Preparation 




MLS stands for Multiple Listing Service. Once your list date arrives, your home will be live on the MLS, which also automatically populates the listing on sites such as Realtor.com, Redfin, and Zillow, to name a few. Other marketing tools that we utilize to showcase your property to prospective buyers includes: just listed postcards, targeted email marketing to your surrounding area, door knocking, open houses, social media sites such as Instagram, Facebook, YouTube, and more! 
Marketing can really set your listing up for success, because the more eyes you get on your property, the higher the chances of it being shown and receiving an offer. We will actively monitor the amount of activity, showings, and changes to the housing market to determine our next steps.

Negotiation does not only take place once you accept the offer, but it continues until the transaction is closed & recorded.

The closing process includes constant communication between the Buyer’s Agent, Listing Agent, Lender, Title & Escrow, and more. My job is to handle the communication, walk you through the negotiation process once we are under contract, keep track of contingency timelines, and make sure all contractual conditions are met. You will receive constant communication and be up-to-date with the timeline for everything that needs to be completed. 
Once closing day arrives, the transaction is typically closed and recorded by mid to late afternoon, and now you have successfully sold your home!
