The Closing Process
After the Intro Meeting, I will have the necessary information to create a Price Opinion and provide a Market Analysis for you as the seller. Although I will have already covered some of the market trends during the Intro Meeting, the Price Analysis will provide you with proven data regarding the local housing market, including active, pending, and sold comparable homes. The Price Opinion will factor in the current and projected market conditions and current condition of your home, to name a few. We will have a second meeting to discuss a list date, list price, open houses, showing times, and much more.
When choosing a list price, I always utilize unbiased, data-driven analysis. Unless we see a drastic change in the current market, my rule of thumb is two weeks or ten showings to test the market at a specific price. If we don't have an offer in that time frame, we will consider a change to attract more buyers and renewed interest.
MLS stands for Multiple Listing Service. Once your list date arrives, your home will be live on the MLS, which also automatically populates the listing on sites such as Realtor.com, Redfin, and Zillow, to name a few. Other marketing tools that we utilize to showcase your property to prospective buyers includes: just listed postcards, targeted email marketing to your surrounding area, door knocking, open houses, social media sites such as Instagram, Facebook, YouTube, and more!

Negotiation does not only take place once you accept the offer, but it continues until the transaction is closed & recorded.
